2011 Year End Statistics for Santa Barbara Real Estate and Montecito Real Estate

Santa Barbara Real Estate

There were 5.4% more Santa Barbara homes sold in 2011 than in 2010.  The number of Santa Barbara homes listed for sale was about flat at 0.6% year over year. The median sales price of a Santa Barbara home was $792,000., down 7.4% from 2010.

Montecito Real Estte

There were 11.9% more Montecito homes sold in 2011 than in 2010.  The number of Montecito homes listed for sale was about flat at 0.7% year over year. The median sales price of a Montecito home was $2,215,000., down 10.7% from 2010.

Year End Pendng Surge in Santa Barbara Luxury Real Estate Segment

In what would otherwise be a traditional Holiday slow down for Santa Barbara real estate, we are experiencing a surge in the luxury segment.

Recently we saw a Hope Ranch home listed for $6.8 million, a Montecito home listed for $3.5 million, another Montecito home listed for $3.2 million, another Montecito home listed for $2.7 million, and a Santa Barbara home listed for $2.7 million go into escrow.

Is this a sign of things to  come in 2012?

Montecito Real Estate Statistics Through November 2011

The Montecito real estate statistics through November 2011 show that the number of Montecito homes sold is up 9.1% over this same time last year.   

The number of homes in Montecito that are newly listed for sale is down 2.2% year over year.

Year to date the median sales price for Montecito is $2 million.  That compares with $2.150 million this time last year.

Montecito Oceanfront Real Estate Sales Activity

The Montecito real estate market jsut saw  two sales in one day in the Montecito Oceanfront market.

An oceanfront home on Miramar Beach in Montecito had been listed for a short time in February 2010 at $4.95 million and taken off the market.  It came back on in August 2011 at $4.6 million, and just closed escrow at $4.150 million.

Another Montecito oceanfront home on Fernald Point in was not listed in the Santa Barbara MLS, and was purchased by the neighbor who plans to demolish the existing home and rebuild on both parcels.  This Montecito oceanfront home sold for $8.250 million.

The number of homes sold in Montecito through October 2011 is up 10.3% compared with the same time last year. 

The number of Montecito homes listed for sale up only 1.9% when compared to last year.

Santa Barbara Real Estate Statistics through September 2011

The Santa Barbara real estate market has just closed the 5th consecutive month of gains in the  number of Santa Barbara homes sold compared to the same time last year.

For September 2011, the number of homes sold in Santa Barbara was up 10.8% over this time last year. 

Year to date, the number of Santa Barbara homes sold is up 2.6%, while the number of Santa Barbara homes listed for sale is down 2.7%.

Montecito real estate year to date statistics show the number of Montecito homes sold is up 18.6%, while the number of Montecito homes listed for sale is down 0.4%.

Montecito Luxury Real Estate Sales Pick Up

This week the Montecito Luxury Real Estate market saw an uptick in sales. 

A recently built, single level, Montecito oceanview home just closed at $4.8 million.  In addition to this, there were 3 other Montecito homes on presigious Park Lane that also closed escrow this week.  One at $3.6 million, another at $3.1 million, and another at just under $3 million.

Montecito Real Estate Statistics Through August 2011

Montecito Real Estate statistics through the end of August 2011, show an increase in the number of Montecito homes sold up 21.8% over this same time last year.

During this same time, the number newly listed homes for sale in Montecito is down 1.9%.

There was a dramatic pick up in the number of Montecito homes sold in both July and August.  In July, the number of Montecito homes sold was up 41.7%, and in August, the number of homes sold in Montecito was up 30%.

August also saw a dramatic pick up in the higher priced Montecito homes selling which lead to 63.8% dollar volume increase, one of the largest dollar volume  increases of Montecito homes sold so far this year.

Santa Barbara Real Estate              Statistical Update - July 2011

The number of homes sold in Santa Barbara is up 11.3% and the number of Santa Barbara homes that are newly listed for sale is down 9.9% compared with July 2010.   The Santa Barbara real estate market consists of the area from Carpinteria through to Goleta.

The number of Montecito homes sold is up 35.7% and the number of Montecito homes newly listed for sale is down 23.3% compared with last July.  The Montecito real estate market consists of homes in the Montecito Union School distrinct and the Cold Springs school district.

The median sales price for Santa Barbara Real Estate in July was $732,500.  The median sales price for Montecito Real Estate in July was $1,700,000.

Santa Barbara Luxury Real Estate Sales Activity

Sales in the Santa Barbara luxury real estate market in 2011 have certainly favored the buyers.

In the Santa Barbara oceanfront real estate market, there have been 3 sales so far.   One on Channel Drive was a private sale, outside of the Santa Barbara Multiple Listing Service.  The sales price was $27 million.  There was another oceanfront sale on Sand Point.  This Santa Barbara oceanfront home was listed at $7.1 million and sold at $5 million.  A discount of 29.5%.  The other Santa Barbara oceanfront sale so far was on Padaro Lane.  This was listed at $8.750 million and sold for $6.6 million., a discount of 24.5%. 

In the Santa Barbara luxury real estate market we saw a home on Ortega Ridge listed at $6.950 million, that sold at $5.3 million, a discount of 23.7%. A home on San Ysidro Lane in Montecito, near the famed San Ysidro Ranch, that was listed as high as $8.377 million, and recently sold at $5.650 million, a discount of 32.5%.  A contemporary beauty on Glen Oaks in Montecito listed at $7.8 million, sold at $6.250 million, a discount of 19.8%.  Another San Ysidro home listed at $6.9 million, sold at $6.250 million, a discount of 9.4%.  Another Montecito home on Glenview was listed as high as $10.8 million, sold this year at $6.3million, a discount of 41.6%.  A Montecito home on Picacho Lane was listed at $8.950 million and sold at $6.156 million, a discount of $31.2%.  A Montecito Estate listed as high as $12.5 million, sold in 2011 for $6.8 million, a discount of 45.6%  A celebrity owned home on Brooktree was listed at $6.950 million, and sold at $6.8 million, a discount of 2.1%.  A historic home on Alston Road was listed at $7.950 million, and sold at $5.375 million, a discount of 32.3%.  A fixer on East Mountain Drive in Montecito was listed as high as $10 million, and sold recently at $7 million, a discount of 30%. A horse property in Hope Ranch was listed as high as $13.7 million, and sold recently for $7.2 million, a discount of 47.4%.  A Montecito Estate on  Sycamore Canyon was listed as high as $11.960 million changed hands this year at $7.9 million, a discount of 33.9%.  Another Hope Ranch property listed at $7.950 million sold for $6.1 million, a discount of 23.2%.  Rounding out the Santa Barbara luxury real estate sales activity so far this year, is a Montecito Estate that was a private sale.  This sold at $16 million.

Its clear from these recent comparable sales that the luxury real estate market in Santa Barbara, Montecito and Hope Ranch, as well as the Santa Barbara oceanfront real estate market are seeing signficant discounts to list prices.

Montecito Real Estate Statistics - 1st Half of 2011

The number of homes sold in Montecito in the first half of 2011 is up 11.3% compared to last year.

The number of newly listed Montecito homes for sale is down 0.5%.  This number is slightly skewed, as there have been many Montecito homes that had come off the market for a very short time, and re-listed as a New Listing.

The median sales price of homes sold in Montecito in the first half of 2011 is up 8%.  The Montecito median sales price is $2,500,000. for the first half of 2011, as compared with $2,300,000. this same time last year.

Santa Barbara Real Estate - 2011 Update

There has been a recent surge of buyer activity, particularly in the luxury segment of the  Santa Barbara real estate market.   There have been a number of homes in the $6-7 million range that have just entered escrow recently.  

The average sales price of real estate sold in Santa Barbara is up over 27% when comparing February 2011 to February 2010.

This is most likely attributable to better economic news, low interest rates, and the influx in all cash buyers.

Both the Wall Street Journal and LA Times recently reported on housing being more affordable, and that having an effect on an increasing number of cash buyers and investors.

Santa Barbara Real Estate Statistics for Year End 2010

The Santa Barbara real estate market year end statistics show that the number of Santa Barbara homes sold in 2010  is up 7.1% from year end 2009.  The dollar volume of Santa Barbara homes sold was up 11.9%.

Looking at the Montecito real estate market seperately, the number of Montecito homes sold in 2010 was up 3.8%, and the dollar volume of Montecito home sales in 2010 was up 12.5% over 2009

The greatest year over year gains came from the Santa Barbara luxury real estate segment, defined as homes priced at $5 million and above.  The number of Santa Barbara luxury homes sold was up 18.2%, and the dollar volume was up 22.6% year over year.

Santa Barbara Tops Gallup-Healthways Well Being Index List of Happiest & Healthiest Communities 

As reported in USA Today, The Gallup-Healthways Well Being Index interviewed more than 353,000 Americans in 2009 in preparation for this study.  The study looked at how Americans feel about their job, their health, their lives and their future.  Santa Barbara County ranked in the top 10.
